Layers & Overlays

Toggle different data layers to visualize property markers, parcel boundaries, zoning, flood zones, and more.

Toggling Layers

Use the Layers dropdown in the map toolbar to toggle different data layers on and off. You can enable multiple layers simultaneously to see how different data overlaps.

Available Layers

Property Markers

Property markers show the locations of apartments and campgrounds in the database.

  • Blue pins - Properties with complete data
  • Gray pins - Properties with incomplete data
  • Orange pin - Currently selected property

Click on any marker to view property details in the sidebar. Hover over a marker to see a quick preview.

Parcel Boundaries

The parcel layer displays property boundaries as purple-outlined polygons. This layer shows:

  • Individual lot boundaries
  • Parcel shapes and sizes
  • Hover highlighting for easy identification

Click on any parcel to view detailed information including APN, owner, zoning, and assessment data.

Zoning Districts

The zoning layer shows land use classifications with color-coded overlays. Different colors represent different zoning types:

  • Residential zones
  • Commercial zones
  • Industrial zones
  • Mixed-use zones
  • Agricultural zones
  • Special districts

Zoning information helps you understand what types of development are permitted on a parcel.

FEMA Flood Zones

The flood zone layer displays FEMA National Flood Hazard Layer data. This layer:

  • Shows flood risk areas in blue shading
  • Requires zoom level 13 or higher to display
  • Helps identify properties in flood-prone areas

If you're zoomed out too far, you'll see a message prompting you to zoom in to view flood data.

NWI Wetlands

The wetlands layer displays data from the National Wetlands Inventory (USFWS). This shows:

  • Wetland boundaries in teal shading
  • Areas that may have development restrictions
  • Environmental features to consider in site analysis

Layer Interactions

When multiple layers are enabled:

  • Property markers always appear on top for easy clicking
  • Parcel boundaries appear above zoning but below markers
  • Environmental layers (flood, wetlands) appear as semi-transparent overlays

Performance Tips

  • Disable unused layers- Turn off layers you're not actively using to improve map performance.
  • Zoom appropriately - Some layers only load at certain zoom levels to optimize performance.
  • Multi-city loading - Layer data loads automatically as you pan to new cities.

Layer Loading States

When layers are loading, you may see:

  • A spinner indicator next to the layer toggle
  • Partial data that fills in as loading completes
  • Brief loading messages in the map area
